AN EXCEPTIONAL RANGE OF OUTBUILDINGS

‘Flexibility’ is the key attribute of the extensive collection of outbuildings at Denham Place. Covering 8,494 sq ft, they can be adapted to a multitude of uses. In particular, bearing in mind possible global health restrictions, they could accommodate a Family Office, allowing key members of staff to be always on hand and for residents to visit the office without leaving the estate.

With fifteen bedrooms as currently arranged, the outbuildings provide high-quality accommodation for staff members or guests.
Just a short walk from the main house, with plentiful car parking on hand, the buildings are an extremely useful addition to the accommodation at Denham Place.

Part of the Coach House could easily be converted to a Family Office, allowing residents to work away from the main house while remaining on the estate.

THE COACH HOUSE/FAMILY OFFICE

————

Arranged around a courtyard, the Grade II Listed Coach House has been converted to provide three self-contained cottages with nine bedrooms in total, along with a security office, plant room and storeroom. The attractive red-brick building has an old tile roof topped by a wooden cupola with a cast-iron bell and decorative weathervane.

It was probably built as part of the major 1770s landscaping enterprise, as it is not shown in a 1705 painting of Denham Place. The bricks used in its construction may well have been reclaimed from an earlier stable block that originally stood nearby.

Attached to the Coach House is a further self-contained cottage with two bedrooms, bathroom, sitting room, dining room and kitchen.

Approximate Gross Internal Area: 634.6 sq m (6,831 sq ft)

THE COTTAGE

Another self-contained cottage is set slightly away from the Coach House. This detached home has a large reception / dining hall, a kitchen / breakfast room, a spacious sitting room, four bedrooms and three shower / bath rooms. The attractive period cottage offers privacy and seclusion within the grounds of the walled Denham Place estate.

Approximate Gross Internal Area: 154.5 sq m (1,663 sq ft)

GARAGES AND ANCILLARY BUILDINGS

Long gone are the days when Sir Roger Hill would summon a horse-drawn carriage to whisk him to the Palace of Westminster. Today, the original stables and carriage house have given way to a row of nine garages, a plant room and a site office with a kitchen and cloakroom. Overall, the spacious garages and ancillary buildings cover 2,705 sq ft.

Any garages not required by residents and chauffeurs lend themselves to the storage of equipment and tools used by gardeners and groundsmen.

Approximate Gross Internal Area: 251.3 sq m (2,705 sq ft)

Drivers entering and exiting the pair of ornate gates to the Denham Place estate will notice the coat-of-arms of original owner Sir Roger Hill.

PROPOSED FAMILY OFFICE AND SECONDARY ACCOMMODATION

The coach house and cottages provide a perfect opportunity to enhance the estate through the addition of family offices, boardrooms and secondary accommodation. Within the grounds, a short stroll from the main house, the coach house and cottages are suitably separated from the main accommodation, yet reassuringly close.

The following plans illustrate a proposed layout for these outbuildings, utilising the space for business and pleasure.
